Cabana Gas Barbecues Redo
The Cabana pool barbecues have had a recent gas system update adding new valves. But the vendor performing this maintenance may have created confusion where two of the valves are difficult to use and a new third valve creates complexity.
Updating the Valves
For recent gas line repair/maintenance to the Cabana barbecues, a master shutoff valve was installed This new shutoff valve was added to the outside of the barbecue enclosure allowing interruption time to the other services (e.g. water heater, jacuzzi) to be reduce while more complex maintenance could be performed on the barbecue enclosure. Each barbecue had a new valve installed with some line work. But these new valves were placed deep inside the barbecues enclosure requiring that a person almost lays on the ground to access them through the stainless steel doors—particularly the right side Cabana barbecue.
Consequences
Until this new maintenance, users only used a single gas valve to turn on and off the individual barbecues. But with this maintenance update, it is much easier to turn on or off the new master valve while it is very awkward to use the enclosed inside valves. If one of the inside valves is left open and the user just turns off the master valve, it is more likely that an un-notice gas leak will occur the next time the barbecue is used if the next user elects to use the other barbecue. This situation can be exasperated by next user only turning off the inside valve to their barbecue and leaving the master valve on.
How to Fix This
It is suggested that each individual barbecue valve be re-located right inside the stainless steel doors of the enclosure for easy access. This is the same way it was before and is the present way that it is for the Grunion pool barbecues. A sign (e.g. “Do Not Turn Off”) or a wire mess box could be places over the new master shutoff valve since it is only for maintenance purposes. Instructions should be posted.■

June 25: The Gate was finally repaired.
June 16
: According to the Electronic Gate, the HOA paid for a new line to be run from the Gate to the Frontier Trunk line. That work for a period of time, but started failing (too much static on the line and a buzz). Another set from the trunk line was tried which also worked fine and then experienced the same failure. On Tuesday June 13th, the entrance part tof the gate was struck by a car. This created a 6 to 8 inch distortion in its frame and disable its from working. Pending approval from the Board, the next step will be to repair the gate.
June 14: By decission of the Board, the Lago gates entrance gate (which is somewhat broken due to a car collision) and exist gate have been set to be permanently open till repairs aare made. Beside repair of the entrance gate, both the phone company and the electronic gate company need resolve their issue to get the kiosk system working. Without an operational kiosk system, person visiting Harbour Vista could only use their cell phone to contact a resident to come down to the gate and let them in. Also, HOA vendors and delivery services could not use their gate code to obtain access to the property.
Lago Gate Phone Kiosk Broken
The HOA recently replaced the old (cica 1997) Gate Key Phone Directory System with an new up-to-date one. Except for the Lago Gate Kiosk, the new system work great. The Lago Gate System phone line started working intermittently and was declared dead around April 18th. Persons using the Kiosk could not call in. Residents are not able to let vendors into pick up or deliver packages.
Line Repair
The phone company Frontier made a couple of trips to repair this line which terminates into a main trunk line in the electrical closet at the north end of the 4861 Lago Building. Typical phone cable line consist of six conductors in three sets of two wires. Only one set is required per line. When a second set was used to replace the first set, it also eventually failed. A third set was tried, but as of May 19th, this last set has stopped working.
A Different Problem?
It is being suggested that the wiring failure is not in the extension line to the kiosk but in the trunk line itself. Any way Frontier is responsible for diagnosing the problem and repair it. One option is to replace this kiosk line with a cell phone hub instead of a hardwire phone system. The monthly cost are about equivalent and it is less expensive option for the phone company than to replace a trunk line.
Stream Overflows
The stream at the end of 16542 BlackBeard building facing the garages started leaking aroundMay 16th. The trickling went down the sidewalk and on the other side of the stream into the landscaping areas.A homeowner provided detail photos of the problem to Action Community Care.
A Scheduled Repair
Though Diversified Waterscapes immediately sent outsomeone to evaluate this issue, it was concluded thatrepairs could wait till the vendors regular schedule visit the next day. On May 19th , Diversified Waterscapes repaired the problem as a normal maintenance issue ( and not at extra cost to the HOA) by trimming an over grown bush in the stream.■

The Newsletter has been informed that repairs of the Cabana Spa will not take place until after June 15.
Update2 - April 29th
Some members took it upon themselves to cut the chain at the Cabana Pool area due to the hot weather this weekend (April 29th). The pool was closed because residents started using the jacuzzi which causes body rash even though there was a small warning sign posted on the spa and at the gate. Harbour Vista News decided to place caution tape and saw horses (as was suggested at the April HOA meeting). A disgrunted resident also posted an anonymously complaint on the bullentin board asking Action Property Management to be more responsible to this kind of situation.
Update1 - April 27th Leak Found
The Leak in the Grunion Pool has been found!! Repairs are going forward. If all holds true, at least the Grunion Pool will be open this weekend (April 28th). All members are welcome to use it.
BOTH POOLS CLOSED!!
Both the Grunion and the Cabana Pools were closed on April 25th. The Cabana was closed because the fiber glass flaking in the jacuzzi which is a health hazard. The Grunion pool is closed because it is leaking. The water level is down about a foot when this picture was taken.
No Swimming!
The Cabana pool single gate entrance has been secured with the a chain because someone was swimming at night. This is not true for the Grunion pool. You can still enter through the gates.
Approvals
The Grunion pool repair has been approved. The Cabana pool is waiting for approval. ■

March-April Maintenance Highlights
TRIPPING HAZARD EXPOSED?
When the HOA authorized repair of plugged patio drainae system for a downstairs condo, Humburg & Associates was dispatch to make the repairs. The job required installation a new drain line. Unfortunately the work was not completed and creating a hazardous condition for persons crossing the lawn from any of the inside units. Persons might trip into the drainage hole.
Quick Thinking
A quick thinking homeowner took it upon herself to put plywood over the hole, then reported the problem to Action Property Management.
Two weeks later, it had still not been fixed when the HOA Landscaping Committee and the Property Management Peggy Shaw performed their walk thru. Peggy Shaw took a photos of the issue.
Cones
Another week later, it has still not been fixed. On March 26, Harbor Vista News decided to place orange cones to identify the safety hazard and Action was again notified. Action emailed back that the wrong vendor had been dispatch. It should not be the roof repair vendor, but the landscaping company Bemus. The hole would be fixed the next day. But as April 2, it was still open. On April 3, another email was sent and two phone calls were made. At 3pm Action informed that the area has beensecured. Investigating the repair, the landscapers had secure the area by covering the drain hole and pipe with dirt.
Where Does the Water Go?
Another call was made to asked where does the water go? After a discussion with Action's Help desk, the next day Bemus came out again. This time they installed a right elbow out of the hole and then capped it off. Some members though that is was just the same thing where4 a cap replaced the dirt. But this cap is special. If water builds up, it will popup discharging the water.■

January Maintenance Highlights
Update: As of February 2nd, after trying to pull new cabling, Horizon Lighting is in the process of submitting another proposal tothe HOA to remove concrete to repair the Electrical.

As stated at the HOA meeting on Monday January 23, the Board President Mike Mengel has approved repairs of the gate and lightting on an emergency bases. Unfortunately, the quote for this repair was not delivered ti the Board until last Friday January 27. Horizon Lighting was out on Monday January 30. But no repairs were made.

Power & Light's off at Lago Gate
Residence entering Harbour Vista through the Lago gate now find that both sides of the gate are disabled and do not close. This occurred late last week (the week of January 8th). Prior to the Gate disabling, residents had complain to Action Property Management that the large globe lights were out at the entrance. After investigate of the light failures, the HOA electrician company Horizon Lighting determine that the underground cabling was bad. For safety reasons, Horizon Lighting turned off the power which also disabled the Lago gate. Residents then called the Action to complain that theLago Gate was broekn and Electronic Doors and Gates was dispatched only to discover that the power was off. Anyway to make a long story short, electrical repairs, which may require breaking concrete, is scheduled for next Tuesday (January 17th). See note above
